Flat roofs have more trouble with drainage than sloped roofs. They require a specialized system to resist damage from long-term exposure to moisture as well as other threats common in commercial properties.

BUR

Shorthand for built-up roofing, BUR has been around for over 120 years–making it the oldest flat roof solution. It consists of at least three layers of hot asphalt-coated fiberglass membrane topped with gravel or a blend of minerals.

It offers excellent weather resistance, including resistance to water and UV rays. Practically immune to abrasion due to regular foot traffic, it needs minimal care and can last up to 15 years with proper maintenance. When in bad condition, it’s easy to repair or resurface.

Modified Bitumen

A transitional material between BUR and single-ply membrane systems, modified bitumen mixes hot asphalt with rubber and plastic additives layered between fiberglass or polyester sheets. Although its mechanical properties resemble those of BUR, this flat roofing option is less complicated to install. As a result, it can save you on labor costs and reduces the chances of workmanship errors.

EPDM

Ethylene Propylene Diene Monomer (EPDM) was the first single-ply roofing membrane to hit the market. Made from recycled rubber, it’s highly sustainable and extremely leak-resistant. It can hold up against fire, wind and water, allowing it to serve roofs for as long as 50 years. It resists scuffing and scratching and is relatively easy to repair.

Metal

A popular choice for residential roof replacement, metal is versatile enough to satisfy the needs of flat-roofed commercial properties. It’s perhaps the greenest material on the market. Strong and non-combustible, it can last for up to 75 years with regular preventive maintenance. Reflecting most of the sun it catches and re-emitting the little heat it absorbs, it can cut down your energy costs significantly.
