Most people don’t give much thought to the roof over their heads. It’s easy to take it for granted until it gets visibly damaged or starts to leak. Things can get bad very quickly when your roof stops holding up, and so roof upkeep is vital in keeping your home safe and comfortable.

Knowing how to spot the signs that your roof needs to be replaced can prevent major damage to your home and save you thousands of dollars in the long run. Here’s how to know when it’s time to replace your roof.

Your roof is getting old
Your roof can only hold up for so long. Typically, an asphalt roof has a lifetime of around 20-25 years. So if it’s getting close to that 20-year mark, it’s probably time to think about getting it replaced. Your roof is what protects your home from the elements, and so you definitely don’t want to push the limit on how long it can last.

The shingles look worn
Check for shingles that are curling up at the edges, are cracked, buckling or bulging. This could mean that your roof is getting old or has been badly affected by the weather. Missing shingles is another thing to look out for since it can leave your roof vulnerable to the elements.

Also, keep an eye out for loose granules in your gutter or spots of missing granules on the shingles. Those granules not only make your roof look good, it protects the asphalt on the shingles.

There is moss growing on the roof
Although this could simply be a cosmetic issue, it could be a sign that there is moisture trapped underneath the roof, which can affect the integrity of your roof. It’s best to get this checked out as water damage can cause problems for more than just your roof and lead to a whole host of issues that will need to be repaired.

Your roof is sagging
Not only is a sagging roof an eyesore, it can be a sign of water damage or structural issues. Sagging can eventually lead to roof collapse, so it’s important to get this problem addressed right away.
